Office container on rent
Office containers on rent are quoted on request: none of the listings in our survey gave an office rent with its period, and most “office containers” we saw advertised for rent were prefab cabins. Start from the bare box: a 20 ft container rents from ₹14,000 a month in our survey, before GST and both trips, and a partner of Asia Containers offered ₹11,200 a month on 22 October 2026, if it serves your area. Insulation, wiring, lights and air conditioning add to that. Bought and converted, a 20 ft site office comes to about ₹4.4 to ₹4.8 lakh on our estimate, which even a bare box's rent reaches in about 32 to 35 months.
Office container rental price: how much to rent a container office?
An office container rents for more than a bare box, by what is fitted, and lessors quote it on request: none of the rental pages we read gave a monthly rent with its period for a unit clearly converted from a shipping container. The rents that search results show for “office containers” are mostly for prefab cabins, which this site does not price, or give no period. Lessors’ own websites, which our survey does not read, also advertise storage boxes below ₹14,000, a 40 ft one among them: ask each for the period and the terms. Two figures frame the decision:
- The bare box. A 20 ft container rents from ₹14,000 a month in our survey (survey method), and a 40 ft at ₹18,000, before GST, delivery and pickup. A partner of Asia Containers told us on 22 October 2026 that it rents a bare 20 ft box for ₹11,200 a month, if it serves your area: one company’s offer for a storage box, not a market price and not an office.
- The office bought. Our estimate for a 20 ft office, a used box insulated, lined, wired, earthed and air-conditioned, with two windows, hauled from Mundra to Delhi NCR and set on piers, is about ₹4.4 to ₹4.8 lakh, before the door, the glazing, the lights and a toilet; for a 40 ft high cube with a closed room inside, about ₹7.9 to ₹8.1 lakh (container office).
Rent or buy a site office?
Even at the bare-box rent of ₹14,000 a month, rent adds up to that estimate in about 32 to 35 months; an office rents for more, so sooner. For works that last longer, buying a used 20 ft container and having it converted, then selling it on or moving it to your next site, costs less than renting. Divide the estimate by each monthly rent you are quoted to see where your project stands.
What a site office container on hire should include
Ask for the list in writing, item by item, before you compare two quotes:
- The box: a shipping container, with its container number on the agreement; a cabin is a different product, see the next section.
- Insulation: roof and walls, with the material and its thickness; an uninsulated steel box is too hot for a desk in most of India.
- Openings: a door with glass and a steel grille, and windows with grilles, framed in steel where the wall was cut.
- Air conditioning: the number of units and their size, and who pays for the gas and the service during the hire.
- Wiring: a distribution board, earthed three-pin sockets, lights and a fan; the shell bonded to the earth, and a residual current device on the supply (power, earthing and heat in a container office).
- Floor, lining and desks: what covers the steel floor and the walls. Once lined, a 20 ft office takes about three desks, and a 40 ft high cube a closed room and four desks (how many desks fit).
- Toilet: only if the unit is plumbed for one, with the water tank and the drain left to you. On a site of ten or more workers the law asks for first-aid boxes, and the rules for central government sites add latrines, which a container can house: the site office section of the container office page gives the figures.
- The hire terms: the minimum period (one of the 20 ft rents in our survey asks for three months), the deposit, both trips and any crane, GST at 18% on the rent, who pays if the box must be moved on site during the works, and the condition report on delivery and return: see the rental agreement checklist. A business renting several units may also have to deduct TDS.
Container or porta cabin on rent?
Most units advertised as “office containers” on rent are cabins: a light steel frame with panels, built new, 8 to 12 ft wide, often 10, rented like the containers, by the month. A cabin can be wider inside; a container is the stronger box, lifted whole by crane from one site to the next, with steel doors that lock with their own bars. The width alone does not settle it: a 20 × 10 ft unit is a cabin, but cabins are also made 20 × 8 ft. Ask for the container number with its size-type code, such as 22G1 for a 20 ft box, and, since a box cut into an office has its CSC plate removed, a photo of the plate from before the conversion. Container or porta cabin compares the two.
Storage container on rent for a construction site
A plain box keeps cement, tools, fittings and doors out of the rain and locked. A steel box sweats on cool nights, though: keep cement bags on pallets, off the floor and away from the walls. Put the box near the gate, on firm level ground that a truck can reach again at the end, out of the way of the slab and the crane (site preparation and unloading). Use a padlock that fits the lock box, a steel shroud that keeps bolt cutters off the padlock, if the doors have one, and keep the key with the site in-charge.
A 20 ft box holds 33.2 m³ and rents from ₹14,000 a month in our survey; a 40 ft holds 67.7 m³, at ₹18,000: see 20 ft and 40 ft container rent per month. For a guard post or a one-desk office, a 10 ft box exists too, though none of the listings in our survey gave its rent with the period.
Permission for a site office
Building rules treat a site office differently from city to city:
- Pune and the rest of Maharashtra outside Mumbai. In the UDCPR of 2020, in the copy we read, temporary site offices inside the site need no permission for as long as the main building is under construction, with no set number of months. Temporary sheds for storing building materials inside the site are listed in the same way; a container is not named, and whether a storage box counts as such a shed is our reading, so ask the planning office.
- Delhi. The Unified Building Bye-Laws 2016 allow, in the open spaces around a building under construction, only a temporary site office, removed before the building is occupied or when the building permit expires, whichever comes first; they do not say whether it needs a permit of its own.
- Chennai. Tamil Nadu’s Combined Development and Building Rules 2019 count any structure, of any material, as a building, and exclude only tents and pandals put up for ceremonies: ask the local body before the box arrives.
- Mumbai. The DCPR 2034, in the 2018 text we read, allow site offices and storage during construction among temporary structures, with permission, for 6 months at a time and 3 years in all (regulation 57).
- Bengaluru, Hyderabad. We found no rule on temporary site offices in the texts we could read; ask the municipal corporation.
Outside a construction site, treat a container office as a building that needs permission: permission to place a container gives the sources.
Power for a site office: a temporary connection
A site office plugs into the site’s own supply. In the four states we read, that is a temporary connection whose energy is billed above the commercial rate: about 1.3 times the rate of its category in Delhi (in the 2019-20 tariff schedule, which later orders kept as far as we read), 1.25 times in Maharashtra (the state regulator’s order of March 2025), ₹13.25 per kWh against ₹10.45 in Tamil Nadu (2025-26), and ₹10.50 against ₹6.80 in Karnataka (2026-27). Delhi and Karnataka bill it in advance; Delhi grants it for a year at most, renewable, and in Tamil Nadu it ends with the works. Ask your distribution company how it bills your site.
Ask the lessor what the unit draws, with its air conditioners, and how it connects to your site board; if the connection is not ready on the day, ask for a quote with a generator set.
Asia Containers does not rent out containers or offices. A quote request goes to partners who cover your PIN code: choose “Rent” and “Site office”, and write in the message box the start date, the number of months, the items of the list above that you need, and whether a truck with a crane can reach the spot.
