Cost of container homes in India
A home made from a real shipping container costs about ₹7.4 to ₹7.6 lakh for one bedroom in a 40 ft high cube, ₹4.2 to ₹4.7 lakh for a studio in a 20 ft box, and ₹12.6 to ₹13 lakh for a 2 BHK in two joined boxes, before the openings, the kitchen, air conditioning and the connections. That is our estimate, part by part: the box at the "from" price of our survey of 20 October 2026, haulage from Mundra to Delhi NCR, and the fit-out at the rates India's Central Public Works Department (CPWD) uses to estimate its own works. We found no real container home for sale in India with a published price: most "container houses" listed are prefab cabins.

Estimate, not a price or a quote, rounded to ₹1,000. The box: the "from" price of our survey of 20 October 2026, with GST at 18% added. Haulage: one shipping line's published tariffs for a 40 ft box, which do not say whether GST is included; for the 20 ft box, our estimate from them. The other parts: CPWD's Delhi Schedule of Rates 2023 (prices of April 2023), whose item rates include GST, the contractor's 15% margin and 1% cess, its Plinth Area Rates 2023 for the plumbing, and its 2025 electrical schedule, which includes them too; the crane is CPWD's hire charge for a mobile crane, one 8-hour day with operator and fuel, before GST and margin. Areas come from the inside and outside dimensions of the box; the numbers of piers, windows, doors and points are ours, for one plan. Not included: cutting and framing the openings, the kitchen, glass, the entrance door, inside paint, sockets, the distribution board, lights and fans, a water tank, a septic tank or sewer connection, air conditioning, the electricity connection, design and approval.
The box. A used 40 ft high cube is priced from ₹1,58,000: a quarter of the 27 sellers we read on 20 October 2026 ask this or less, and the typical asking price is ₹1,90,000. The table counts the “from” price; at the typical price, add about ₹38,000 a box with GST. A one-trip high cube, from ₹3,00,000, costs more and has less rust to treat. Most listings do not say whether GST is included, so the table adds it. The method page explains how we read the prices.
Haulage and crane. The table brings each box from the port of Mundra to Delhi NCR, at about ₹87,000 to ₹1,06,000 for a 40 ft box in one shipping line’s published tariffs. If you live near Mumbai, Chennai or another port city, buy from a yard there: the haulage becomes a local trip, and the delivery page estimates other routes. On site, CPWD’s hire charge for a mobile crane is ₹5,050 a day, before GST, the contractor’s margin and bringing the crane to the site; Tamil Nadu’s 2024-25 schedule gives ₹600 an hour for a 10 tonne hydraulic crane, before GST. A side-lifter truck needs no crane: see site preparation and unloading.
The fit-out. We found no published price list for converting a container in India, so we priced each part at CPWD’s Delhi Schedule of Rates 2023: the rates CPWD uses to estimate its own works, at April 2023 prices, including GST, a 15% contractor margin and a 1% cess. The plumbing is the share CPWD adds to a building’s cost for its pipes. For one 40 ft high cube, the fit-out comes to about ₹4.5 lakh, on top of the foundation; add the rise in building costs since April 2023. A private converter may charge more or less: the table gives the order of magnitude, and the list of parts to compare quotes against.
Cost to build a container home: what the table leaves out
- The openings: cutting the steel walls and framing each opening in steel. We found no public schedule that prices this work on a container.
- The kitchen, and the finishes: glass for the windows, the entrance door, inside paint, and the board under the floor tiles.
- Electrics: sockets, the distribution board, lights and fans, and the electricity connection.
- Water: a water tank, and a septic tank or a sewer connection.
- Air conditioning, and digging for the piers.
- Design and approval: the drawings, and the permit fee. Delhi’s Unified Building Bye-Laws 2016 set the permit fee at ₹10 per m² of built-up area, about ₹300 for one 40 ft box, and let the authority revise it; other cities charge differently, and the permits guide gives what we found.
20 ft container house price: a one-room studio
A 20 ft box makes a studio of about 140 sq ft once lined: a bed, a kitchenette and a shower room. A used 20 ft container is priced from ₹1,04,000. No door-delivery tariff is published for a 20 ft box from Mundra to Delhi NCR, so the table uses our estimate, ₹53,000 to ₹94,500, from the 40 ft rates. With the crane, the foundation and the fit-out (about ₹2.4 lakh), the parts priced come to ₹4.2 to ₹4.7 lakh, or ₹2,670 to ₹2,930 per sq ft of its 159 sq ft footprint. That is more per square foot than a 40 ft box, because the crane costs the same and the haulage well over half as much. Once lined, the room is about 2.25 m wide, like a 40 ft box: see the room sizes below.
40 ft container house price: a 1 BHK
One 40 ft high cube gives 304 sq ft inside, about 290 once lined: a bedroom at one end, the bathroom in the middle, and a living room with the kitchen. The parts priced in the table come to ₹7.4 to ₹7.6 lakh, or ₹2,310 to ₹2,370 per sq ft of its 320 sq ft footprint, before the parts left out.
Before you budget for it, check the room sizes. Indian building rules ask for a main room at least 2.4 m wide (every room, in Tamil Nadu) and rooms 2.75 m high, or 2.4 m if air-conditioned (2.5 m in Tamil Nadu); a kitchen must be 2.75 m high. A lined high cube gives about 2.25 m by 2.60 m: under the width, and under the height unless the room is air-conditioned. A standard 40 ft box, 30 cm lower and priced from ₹1,55,000, leaves about 2.29 m of height. The container house page gives the texts and what to ask your authority.
2 BHK container house price
Two 40 ft high cubes joined along their long sides give about 600 sq ft once lined. In the table they come to ₹12.6 to ₹13 lakh, or ₹1,970 to ₹2,030 per sq ft of their 640 sq ft footprint: less per square foot than one box, because the crane and the bathroom are counted once and the walls between the boxes come out instead of being lined. Not counted: framing that cut in steel and sealing the joint between the two roofs against monsoon rain. No public schedule prices that work on containers, so ask for it as a separate line in each quote. Joining two boxes solves the width of the rooms, not their height. A 3 BHK takes a third box, or two boxes stacked, which only an engineer should design.
Are container homes affordable? Cost against a brick house
Not much cheaper, on these yardsticks. CPWD’s Plinth Area Rates 2023 price a residential building with a reinforced concrete frame in Delhi at ₹23,530 per m² of plinth area, ₹2,190 per sq ft, or ₹2,660 with the plumbing and internal wiring. With them, the 320 sq ft of a 40 ft box would cost about ₹8.5 lakh built that way. The one-box home in the table comes to ₹2,310 to ₹2,370 per sq ft, and the two-box home to ₹1,970 to ₹2,030, without the openings, the kitchen, the finishes and most of the electrics, which the CPWD figure for a building includes. The box replaces the walls and the roof; most of the money goes into making it a home. And a conventional house gets rooms of the height and width the building rules ask for.
These are April 2023 rates for government buildings in Delhi, set against a box priced in October 2026: a yardstick, not a comparison of two quotes.
Cheap container homes for sale: why advertised prices look lower
- Most are cabins. Of the 98 container houses listed with a price that we read on 22 October 2026, 75 were fabricated cabins: prefab, built of sheet steel or panels, or wider than 8 ft. Videos promise a container home for ₹2 lakh or ₹3.5 lakh: ask what it is built from. The container house page shows how to tell a cabin from a real container.
- A price per square foot. 19 of those 98 homes were priced per sq ft. Ask whether it is the footprint or the inside area, and what it leaves out.
- Extras left out. One maker lists the foundation, haulage, crane, air conditioning, connections and approvals as extras. Ask every seller for the same list, line by line.
- “Incl. tax” without a rate. Ask what GST is charged, at what rate, and on what.
GST on a container house
GST is 18% whether the seller treats the home as a container (heading 8609) or as a prefabricated building (heading 9406), at the rates in force since 22 September 2025. A contractor building a house on your land also charges 18%: the 12% rate for a single home was withdrawn in July 2022. We found no Indian ruling on whether a converted container is still a container, and it does not change the rate. A dealer selling a used box may charge GST on its margin only: see GST on shipping containers.
Low-cost container homes: where to save, where not to
- The base: the cheapest real base is a used 20 ft box, for a studio; a home for a family needs at least a 40 ft high cube.
- The distance: a box from a yard near you saves most of the haulage line in the table.
- The unloading: a side-lifter truck, where the ground allows it, saves the crane.
- Two boxes rather than one: per square foot, the 2 BHK costs less than the 1 BHK in the table, and its rooms are wide enough.
- Not the insulation: a steel box in the Indian sun needs roof insulation, shade and ventilation; the container house page gives the figures.
- Not the box’s condition: a cheap box with rust in the roof or the floor costs more to put right. See how to inspect a used container.
How to get a container house quote you can compare
- Fix the plan first, drawn to your local bye-laws: the width and height of each room, and the kitchen.
- Ask each converter for a quote itemised like the table above, plus the openings, the kitchen and the finishes, with GST shown on each line.
- Ask for a photo of the base box’s CSC plate, and whether it is used or one-trip.
- Ask for the time to convert and deliver, and the warranty, in writing.
- Price the foundation, the connections and the approval separately, with a local contractor.
Asia Containers does not sell or convert containers. Describe the home you want in a quote request; partners who cover your PIN code and do this work can reply.
